•  Year-over-year, the availability rate decreased 80 basis points (bps) to 11.1%.
  •  Leasing activity totaled 605,000 sq. ft. during Q1 2019, a 112% increase from   the previous quarter, and 20% above the five-year quarterly average for Long   Island.
  •  Net absorption totaled positive 62,000 sq. ft. in Q1 2019, a reversal from Q4   2018’s negative 136,000 sq. ft.
  •  The overall average asking rent remained unchanged quarter-over-quarter, at   $27.35 per sq. ft., but was up 2% year-over-year.
  •  The Class A average asking rent rose 3% to $32.18 per sq. ft. year-over-year   and will likely continue to rise as the market remains close to equilibrium.
