Despite a slight occupancy loss by 24,805 sq. ft. in Q4 2020, the Suburban Maryland industrial market closed the year with more than 1.1 million sq. ft. of net demand growth. While uncertainty loomed early in the year due to the pandemic, gross leasing activity rebounded during the second half of the year and closed 2020 at 1.2 million sq. ft., up 10.5% from the 2019 level. Looking ahead, 2021 is expected to start on a positive note with 513,872 sq. ft. of new leases scheduled to commence in the first quarter.
