• Earth City boasted the most leasing activity this quarter with over 700k sq. ft. signing at 333 Rock Industrial Park Drive.

• The Metro East & North County submarkets led all markets in net absorption; combined totalling over 1.4 million sq. ft. of positive absorption this quarter.

• The overall market vacancy rate decreased 30 basis-points (bps) quarter-over-quarter, and the overall availabilities increased by 3 percent. These figures are due to a high volume of market activity and continued industrial construction (over 1.8 million sq. ft. currently under construction).

• Average Direct Asking Lease Rates dropped slightly from 4.53 per sq. ft. in Q1 2021 to 4.47 sq. ft.  In Q2 2021.
