Direct vacancy increased just three basis points in the first half of the year to 6.6% while availability remained steady at 7.4%. Both metrics have been slightly elevated in 2016 and 2017 due to a handful of national big box store closures last year.
Some trendy national retailers, such as Tokyo Joe's and Zoe's Kitchen, opened second locations in the market, tracking strong population growth in the East and Northeast submarkets.
