The Greater Boston suburban office market recorded 337,146 sq. ft. of negative absorption in Q2 2021. The vacancy rate increased by 50 basis points (bps) to 17.4% while availability increased by 40 bps to 22.0%. The sublease rate remained flat at 2.9%, remaining the highest rate in the market since Q3 2012; however, the rate at which sublease space was added in the second quarter has noticeably slowed from the last 12 months. The suburban office market finished the second quarter of 2021 with an average asking rent of $24.93 per sq. ft. full-service gross, a $0.12 per sq. ft. increase quarter-over-quarter.
