The advent of ‘home sharing’ websites such as HomeAway, Airbnb and other sharing platforms has stirred debate among communities, property owners and politicians. What started as a platform for people to make extra income letting out rooms or an entire property, is now being used by landlords to turn residential properties into pseudo-hotel rooms.

Authorities across the world have imposed regulations on short-term letting, and the NSW Government is the first in Australia to propose legislating the industry. However, does the proposed legislation have enough teeth to address issues arising from the home sharing economy?
