The well-conceived golf course was designed by Harry Colt in 1908 and has served as the inspiration for many of the world’s most famous holes. It was also the setting for James Bond’s epic golfing duel in the 1964 movie ‘Goldfinger.’ There are six houses on the estate utilized for staff accommodations and approvals have been granted for eight luxury residences, with additional development opportunities around the perimeter of the property.

The PGA Learning Center in the PGA Village operated for many years as one of the most extensive practice facilities in the United States. Situated in the PGA Village along Interstate 95, the facility was owned and operated by the PGA of America at the time of this transaction. The 36-acre education and practice center featured a huge, circular driving range with portable shade structures, a three-hole practice course, two large putting greens, a bunker complex and several private instructional areas. The 8,200-square foot clubhouse included a retail area, video instruction, club fitting and repair, and fitness facility. The adjacent 7,200-square foot building served as the PGA Museum of Golf and was later utilized as a conference center. The PGA Education Center was leased back for 18 months to facilitate the PGA’s recent move to Frisco, Texas. Also included in the sale was a nearby two-acre parcel zoned for a hotel. CBRE was retained through an exclusive listing with the PGA and sold the Learning Center in March 2020.

The lessors are the Agua Caliente Indian Reservation and the lease agreements are administered by the U.S. Department of the Interior through the Bureau of Indian Affairs (BIA). The master ground leases expire between 2061 and 2069 and there were approximately 2,091 condominium subleases, as well as a business park and self-storage facility. Total annual revenue exceeded $4.5 million, with net operating income of more than $2.5 million. CBRE represented the Seller, Westkin in the transaction, which closed in November 2017.

Moonlight Basin is a 7,568-acre modern mountain resort community that combines unspoiled wilderness with luxury amenities and environmentally sensitive development. 3,727 unplatted acres are planned for residential and commercial development, with 2,849 acres devoted to 17 Reserve Ranches that all exceed 160 acres. The Reserve at Moonlight Basin is a Jack Nicklaus signature golf course that opened with nine holes in 2009. Palmilla Beach Resort & Golf Club (formerly known as Newport Beach & Golf) is a master-planned, oceanfront golf community on Mustang Island in the seaside community of Port Aransas, near Corpus Christi, Texas. The developing beach community is situated between Corpus Christi Bay and the Gulf of Mexico, anchored by an Arnold Palmer-designed golf course. The award-winning, links-style course opened in 2008. Warner Springs Ranch is a historic resort property covering approximately 2,380 acres in northeast San Diego County, between Palomar Mountain and Borrego Springs. Established as part of a Spanish land grant in the mid-19th century, approximately 100 cabins were built in the 1920s and 1930s. The golf course was added in 1965 and approximately 150 guest cottages were built in the 1980s. There are abundant natural mineral springs on the property, with recreational amenities that include swimming pools, tennis and fitness facilities, an equestrian center and championship golf course. A 35-acre, private airfield on the northwest portion of the property offers sailplane rides and general aviation services. Warner Springs Ranch was operated for many years as a fractional ownership resort, however the resort component ceased operations in January 2012. CBRE’s Golf & Resort Group was retained through an exclusive listing agreement with the Warner Springs Ranchowners Association and sold the fee simple land, improvements and water rights through a Chapter 11, Section 363 Bankruptcy process in April 2013.
