Professional Experience

Zachary Card is a First Vice President and leads a retail services team of four in CBRE’s Beverly Hills Office. For over 14 years he has been servicing retail and mixed-use developers, as well as institutional owners throughout Southern California, with a primary focus on Los Angeles’ prestigious “Westside”. Zac possesses a passion and creative talent for providing strategic acquisition, disposition, development, leasing & merchandising solutions for a variety of retail assets including but not limited to high street retail, urban mixed-use, lifestyle shopping centers, and community centers. He is currently involved in four of the largest ground up mixed-use developments in Los Angeles with a total project cost of over a billion dollars. Ivy Station, Culver City ~$300MM transit oriented mixed-use development & light-rail station with over 80,000sf of retail & restaurant space; 240,000sf office (leased entirely to HBO); first-of-its-kind 148-key boutique hotel; 1+ acre park and plaza. Client is Lowe, AECOM Capital and Rockwood.
Cumulus District, Los Angeles ~$411MM transit-oriented development by Carmel Partners at Jefferson & La Cienega. 1,210 apartments, a 1+ acre public park and plaza, and 100,000sf of retail & restaurant space, including securing a 50,000sf gourmet grocer to anchor the project.
West Edge, West Los Angeles 807,000sf, 8-story mixed-use development in West LA by Hines and the Martin Family with 91,000sf of retail, restaurant and grocer space; 600 apartment units; and 160,000sf of creative office.
3TLA, DTLA Arts District 20,000sf Downtown Arts District creative office/work live loft & retail compound by RYDA including a flagship 10,000sf rooftop terrace leased to a top tier hospitality group from Mexico City.
Brick Works, Echo Park Re-development of a former grocery store and multi-use building in trendy Echo Park by Champion Development. Consulted in the re-development and tenanting of 15,000 sf.
Rolling Hills Plaza, Torrance Set the market in retail rates and tenant curation of a 500,000sf retail plaza in Torrance at the foot of Palos Verdes. Anchored by Trader Joes, 24 Hour Fitness, & AMC Theaters.
Santa Monica Business Park Selected by Boston Properties for retail consulting following the $625MM+ acquisition of the 1.2MM sf office campus.
Runway Playa Vista Established the Playa Vista micro-market by consulting and leasing for Lincoln Property Company 185,000sf of retail, including a groundbreaking 35,000sf gourmet grocer. Curated the dynamic mix of credit and new-to-market tenants and assisted in the $450MM disposition of this asset.
12121 W. Pico Blvd., West Los Angeles and Escondido Valley Center, San Diego Private Client. Facilitated leasing strategy for a 20,000sf two level retail shopping center in West LA, and recently sold the property for ~$24MM and exchanged into a 100,000sf Dominant shopping center anchored by Aldi, BevMo, Home Goods & Staples for ~$24MM. Increased clients annual NOI by over $500,000.00
Ocean Avenue South, Santa Monica Executed retail strategy for a $350MM luxury Mixed-Use condominium development by Related, situated in Downtown Santa Monica. Leased a total of 30,000sf of 1st gen. restaurant space and created the “new restaurant row” in Santa Monica.
Access Culver City Executed retail strategy for a $70MM Mixed-Use development by Greystar. Leased a total of 30,000sf of 1st gen. retail, including securing a new to market 20,000sf specialty grocer.

Career Summary

To date, Zac and his Retail Services Team have successfully completed over 950 transactions with a total consideration in excess of $1.2 billion. Zac grew up in Pacific Palisades following three generations of “Westside” natives and was raised with a high moral compass, a strong work ethic, and appreciation for the outdoors and all things artistic. Prior to joining CBRE, he was a touring musician and top-producing luxury retail sales manager. Zac lives in the West Hollywood area with his wife Cassandra and their two children. Zac’s “little slice of heaven” is spending time with his family at their Avocado farm in Ojai, CA and their mountain retreat in Baldwin Lake, CA.
