Jason Hepton works within CBRE’s Advisory & Transaction Services division. He was the Alliance Director on the Northrop Grumman Account, a Fortune 100 Aerospace and Defense Corporation. During the past 10 years he managed the needs of multiple Northrop Grumman sectors with a global footprint of 34 million square feet. Jason worked diligently with Northrop Corporate Real Estate and various sector real estate teams on HQ projects, portfolio consolidations, cost savings initiatives, and long-term strategic solutions. Annual transaction volume would eclipse 100 transactions, ranging from complex office and manufacturing transactions to smaller, but equally important, business development offices around the world. Jason and his local transaction teams consistently received 94-96% positive performance ratings year over year despite working with a highly driven and demanding client with onerous legal and financial review processes.
Jason leveraged CBRE’s best-in-class resources world-wide to provide Northrop Grumman with a competitive edge. Jason’s responsibilities included operational leadership of the global account with management of multiple CBRE services (TM, PJM, Appraisal/Valuation, Consulting and Dilapidation Services.) He supported various client strategic objectives to identify co-location and cost savings initiatives. He was responsible for all domestic and international broker engagements, project status and KPI metrics reporting, legal disclosures, and the resolution of conflicts of interest. He provided account management governance and ensured that critical Northrop processes and real estate protocols were followed by all brokers and CBRE alliance partners. Jason worked to streamline the broker engagement and transaction work-flow process with detailed playbooks/swim lanes to reduce transaction approval times and overall cycle time metrics. He developed customized transaction documentation and broker valuation forms with Northrop Treasury to support Lease vs. Buy analyses and FASB compliance. Bi-monthly strategic briefings were presented to Northrop Corporate Real Estate to examine the portfolio, reduce risk to the corporation, compare contract rent to market, identify growth potential in key submarkets, and flag cost savings opportunities. He continues to support Northrop Grumman on a limited basis with brokerage transaction management for specific projects.
Jason has a strong work ethic and a keen ability to motivate brokerage teams to do great work on behalf of his clients. Jason’s background is in commercial brokerage, strategic planning, and account transaction management. He provides workable strategies that enable clients to execute practical, long-term real estate solutions. Jason collaborates with CBRE’s Aerospace & Defense Contractor Practice Group. Jason joined CBRE in 2003 and provided clients with brokerage tenant representation, including, occupier services, office and industrial site selection, and headquarters relocations for prominent companies such as Allied Industries, Inc., AVEOX, Inc., USA Union International, and Youngblood Skin Care Products.
