Professional Experience
Edward (“Ed”) Balazs is an Executive Vice President with CBRE’s Capital Markets Debt & Structured Finance. Based in the firm’s downtown Los Angeles office, Mr. Balazs focuses on placing debt and joint venture equity on commercial real estate throughout the United States.
An accomplished senior commercial real estate finance executive with more than 25 years of experience, Mr. Balazs has originated, structured and closed well in excess of $15 billion of commercial real estate loans over his career, including lines of credit (secured, unsecured and subscription facilities), construction, bridge and permanent loans (for balance sheet, loan syndication and securitization), A/B note structures and mezzanine debt. Mr. Balazs has an extensive network of longstanding debt and equity relationships with commercial and investment banks, CMBS lenders, life insurance companies and debt funds.
Prior to CBRE, Mr. Balazs was with Citigroup Global Markets, where he most recently served as Director, Western Region. During his four-year tenure, he originated commercial real estate mortgage loans for securitization. Prior to Citigroup, Mr. Balazs spent more than 10 years at Eurohypo AG as Managing Director, where he originated a broad platform of portfolio-held/syndicated transactions as well as for the company’s large loan securitization program. Earlier in his career Mr. Balazs lead the West Coast commercial real estate origination effort for Bear Stearns & Co. (1997-02), the Midwest commercial real estate business for Vereinsbank (1995-97) and gained significant institutional experience (new loan originations and special situation restructures/asset sales) with Chase Manhattan Bank, New York City (1983-95).
Mr. Balazs has extensive experience with institutional clients, family offices, and high net-worth individuals on a nationwide basis. He has closed loans as small as $1 million and as large as $1 billion, and his experience spans a wide range of commercial real estate asset classes, including retail, office, industrial, multi-family, hospitality and land/infrastructure.
Mr. Balazs received his MBA in Finance from Pace University and his Bachelor’s degree from Boston College. He is a co-founder of a major NYC-based commercial real estate networking group called RENT (Real Estate Networking Trust) and maintains professional affiliations with Urban Land Institute (longstanding UDMUC-Bronze member), ICSC, and MBA. He is also a former Trustee for the Providence Little Company of Mary Health Foundation.
