Two Lease Expansions Signed at Galleria Mixed-Use Development Space

Mattison Avenue Salon Suites expands and renews lease following acquisition;
Coworking firm VentureX nearly doubles square footage

DALLAS — Dec. 4, 2019 — CBRE and Entrada Partners announce two new leases at Village on the Green, a mixed-use development across from the Galleria in Dallas. Mattison Avenue Salon Suites & Spa, an upscale beauty salon suite rental company, leased 10,123 square feet of space and coworking-operator VentureX expanded their current lease to 22,126 square feet.

“The expansion of these two tenants will contribute to the solid tenant base built upon the urban infill location of Village on the Green.  With VentureX and other creative office tenants anchoring the project, multiple restaurants and service retail tenants will directly benefit,” reported Kendra Hinderland, Senior Vice President for Entrada Partners.

Mattison Avenue Salon Suites & Spa recently purchased Iconic Salon Suites, an existing tenant at the property. As part of the acquisition, Mattison renewed Iconic’s 7,500 square foot lease and added an additional 2,620 square feet of space.

Mattison Avenue is a nationwide salon concept where individual beauty professionals can lease their own space. Mattison Avenue leases space to hair stylists, estheticians, massage therapists, make-up artists and nail specialists, making the salon suites a one-stop shop for all beauty services.

“We are excited about the addition of Mattison Avenue Salon Suites through their acquisition of Iconic Salon Suites at The Village on the Green,” said Dan Shoevlin, Senior Vice President, CBRE. “The acquisition enables Mattison Avenue to immediately tap into the vibrant Galleria trade area. Their investment into the immediate renovation and expansion of the salon demonstrates their confidence in The Village on the Green development and their long term commitment to the trade area.”

VentureX has four locations in North Texas. The company originally opened the Alpha Road location in April 2018 with 12,264 square feet.

“The space we have at Village on the Green enables us to provide beautifully designed workspaces that are inspiring, collaborative and productive,” said Nadim Ahmed, owner and operator of VentureX at the Village on the Green. “We’re excited to have the opportunity to expand in area with a great mix of ‘live, work play’ right across from the Galleria and next to the growing Midtown area.”

Mr. Shoevlin, Claire Galpern, Jackie Marshall and Jackie Smith with CBRE in Dallas represented the landlord, Entrada Partners, in lease negotiations. Mattison Avenue was represented by Tucker Gagen with Leon Capital in Dallas. VentureX was represented by Tarisa Casper Tibbit and Rosanna Hudson with NuStar Real Estate in Dallas.
