Todd Mills, Hunter Mills and Casey Knust, with CBRE Capital Markets’ Institutional Properties, are marketing the property for sale on behalf of private ownership.
The business park sits on 12.4 acres and includes two, three-story office buildings designed by House Reh Burwell. Fountainhead Park 1, at 4511 Horizon Hill, was built in 1999, and Fountainhead Park II, at 3846 Medical Drive, followed shortly after in 2000.
The buildings feature large, flexible floor plates and the asset includes a high-density surface parking lot with a 6.17 per 1,000 square feet parking ratio, ideally suited for San Antonio tenants.
Fountainhead Business Park is occupied by multiple credit-rated tenants, including Grainger and Sorensen.
“Fountainhead Park I and II are near San Antonio’s major growth engines, the South Texas Medical Center and USAA, which makes the asset well positioned to capitalize on the strong growth of the Northwest submarket activity,” said Todd Mills, Executive Vice President, CBRE.
