NEW YORK CITY (September 19, 2016)—CBRE Group, Inc. announced today that it was chosen by Thor Equities, a global leader in urban real estate development, to be its exclusive leasing agent for a new waterfront office development project designed by Pritzker Prize winning architects Foster + Partners.
A CBRE team led by Peter Turchin, Ross Zimbalist, Ben Fastenberg, Zak Snider and Caroline Merck was awarded the agency assignment for the 7.7-acre property, which will be sited along the Red Hook waterfront near IKEA, the Fairway Market and Erie Basin Park. The sprawling campus—named Red Hoek Point, in a nod to the area’s early Dutch settlers, who named the peninsula “Roode Hoek” for its rich red soil and hook-shaped land mass—will encompass two light-filled, timber-frame buildings totaling more than 750,000 square feet of creative office space, and 23,000 square feet of retail and restaurants. A new waterfront esplanade, designed by SCAPE/Landscape Architecture, will link the site to the Brooklyn Greenway.
“This unique waterfront development is a great campus opportunity—which we see primarily on the West Coast— and will put Red Hook on the map in a way never seen before,” said Mr. Turchin, Vice Chairman, CBRE Agency Group. “Red Hoek Point offers massive 125,000-sq.-ft. floor plates with expansive lines of sight to create a new type of collaborative work environment.” Zak Snider, Vice President, CBRE Agency Group added, “Due to the plethora of amenities and campus setting, Red Hoek Point will create a work experience unlike any other building in New York City.”
Surrounded by water on three sides, with unmatched views of the Statue of Liberty and Lower Manhattan, Red Hoek Point will be served by direct water taxi access—a key amenity for the area. Foster + Partners’ design for the campus draws from Red Hook’s industrial heritage as well as the site’s natural surroundings, and will feature two 1.8-acre green rooftops with walking/meeting trails for tenants and a central open courtyard between the two low-rise buildings. One of today’s most noteworthy and inventive firms, Foster + Partners is the architect of the London “Gherkin” as well as Manhattan’s Hearst Tower and 425 Park Avenue, which is now in construction.
“We are pleased to select CBRE as the exclusive leasing agent for our new Red Hook office development project, which will provide an innovative environment for businesses operating in the creative and technology sectors in New York,” stated Melissa Gliatta, COO of Thor Equities.
Colonized in the 1600s, Red Hook was by the 1920s one of the busiest freight ports in the world, and entered the popular imagination as the stomping grounds of mobster Al Capone, as well as the setting (if not the actual shooting location) for the Academy Award-winning On the Waterfront. Beginning in the 1980s, the neighborhood began drawing artists—many repurposing the area’s handsome 19th century brick warehouses—and is now home to a thriving community of art studios, boutiques, restaurants and retailers, as well as host to lively arts-related events, reading series and a maritime museum.
