Former industrial asset will include creative office space, retail, restaurants
Atlanta, Ga. — November 4, 2016 – CBRE Inc. announced today that the firm will spearhead the office leasing for Paces Properties’ newest mixed-use project, Atlanta Dairies, at 777 Memorial Drive in the Reynoldstown area of Atlanta. The mixed-use development was previously an old industrial milk facility and serves as an example of Atlanta’s surge of creative and unique office space stemming from repositioned assets. CBRE’s Heather Lamb and Peter McGuone are representing the owner, Paces Properties.
Once the former Atlanta Dairies Cooperative that operated for 60 years before its closing in 2004, the property will be transformed into an epicenter for Atlanta’s vibrant Eastside neighborhood. The project will consist of more than 34,000 sq. ft. of creative office space, available Q4 of 2017, as well as a 150,000 sq. ft. build-to-suit multi-story office opportunity. Tenants will benefit from loft office space above retail tailored to the culture of the development and neighborhood as well as outdoor rooftop space.
“This is essentially a blank shell that is customizable and has the ability to reflect any tenant’s brand,” said Peter McGuone. “It’s a unique project that offers a creative slant to doing business in an urban environment, with pathways and a music venue. It’s perfect for employers and employees looking for nontraditional space with the ease and convenience of being in an urban setting.”
In addition to the office offering, the project will feature a mix of over 45,000 square feet of retail shops and restaurants and central parking garage all surrounded by the outdoor communal space named, “The Yard”. An indoor music venue has recently been announced for the project, complete with rooftop bar and views of the Downtown Atlanta skyline creating a new cultural and entertainment destination as a hub for activity that tenants can enjoy.
“Atlanta Dairies, which was a landmark property in Reynoldstown, will deliver a mixed-use project that focuses on improving tenants’ wellbeing. This includes easy access to the BeltLine and creative office space all within a unique, new environment where people can work, live and play,” said Heather Lamb.
Located off of the BeltLine, the property has the advantage of being close to a network of public parks and trail options for area tenants. For those who commute and utilize public transportation, Atlanta Dairies is in proximity to I-20 and the King Memorial MARTA station. For tenants, a wave of Developments along Memorial Drive, including Paces Properties, The Jane and Larkin on Memorial, has created a sense of energy with new grocery stores, hip retail spaces and casual restaurants creating a popular retail and dining destination for the neighbors on the eastside of Atlanta.
