Artis REIT, Ryan Companies and CBRE Announce Plans for New Class A Office Tower in Minnetonka

Minneapolis– October 19, 2015 – CBRE and partners Artis REIT and Ryan Companies US, Inc. have announced plans for 801 Carlson – a world-class 14-story office tower on the Interstate 394 corridor in Minnetonka.

Located at the intersection of I-394 and I-494, 801 Carlson will have over 317,000 square feet of rentable space in 11 floors above an executive lobby and climate-controlled parking. This built-to-suit project offers a unique opportunity for new Class A office space in the highly soughtafter west I-394 market, ideal for a new corporate headquarters.

“With a prestigious Carlson Parkway address, 801 Carlson is the only large block opportunity on the I-394 corridor west of I-494 and offers great branding potential for companies looking to enhance their workplace with premium outdoor space and amenities,” said CBRE Senior Vice President Brian Wasserman. CBRE will oversee leasing and management of 801 Carlson.

801 Carlson builds on the style of the iconic Carlson Towers next door, but will stand on its own, Wasserman said.

To capture views of Downtown Minneapolis and Lake Minnetonka, more than 17,000 square feet of eastern and western balconies will be available on levels 5 through 14. Two outdoor terraces are also planned on Level 5 and Level 13.

“Providing great outdoor spaces creates a great work environment. A potential restaurant user would also have the opportunity for terrace seating,” Wasserman said. “This is what people want. In Minnesota when the weather is nice, people want to be outside.” A future restaurant with an outdoor seating area would wrap the southeastern corner of the parking structure.

A covered walkway will connect the building to an 876-stall parking structure and the 16-story 601 Carlson Tower. In total, 1,271 parking stalls will be available for a parking ratio of four stalls per 1,000 square feet.

Artis owns the site and the adjacent 601 Carlson Tower. Ryan Companies will be the developer.
