Tim Hutchens is a CBRE Executive Vice President and the head of the Federal Lessor Advisory Group (FLAG), a national CBRE practice group which provides services to private sector and governmental entities in connection with all aspects of federal real estate transactions, including lease procurements, enhanced use leases, site selections and acquisitions, investment sales, project financing, and lease construction projects. Tim possesses a combination of real estate, business and legal skills, which allows him to provide effective advice and assistance to clients involved in real estate transactions involving the federal government on a nationwide basis.
Over the past 20 years, Mr. Hutchens has represented building owners and developers in successfully completing more than 26 million square feet of Federal Government leases, including the largest federal lease ever consummated -- the USPTO Headquarters at Carlyle in Alexandria, Virginia. Mr. Hutchens has also represented various federal government agencies, including the Federal Deposit Insurance Corporation, the Department of Energy and the Department of Veterans Affairs, in real estate planning, needs and market analysis, portfolio considerations, leasehold acquisitions and real property dispositions.
In federal government leasing matters, Mr. Hutchens provides broad-based representation encompassing virtually all aspects of the transaction. By way of illustration, services include: proposal preparation; transaction structuring; review of the government lease agreement; contract administration throughout the lease term and services with respect to controversies that may arise from time to time.
Prior to entering commercial real estate, Mr. Hutchens practiced real estate law, with an emphasis on federal government lease transactions, as a partner with the Washington, DC firm of Dickstein Shapiro LLP.
