Shortly after a major acquisition in 2008, they chose to grow to better compete with their larger competitors. A team of CBRE professionals was hired to look for high profile locations. The territory Steve Nelson manages is from East San Fernando Valley through the San Gabriel Valley. Responsibilities entail targeting highly impact intersections to uncover a site suitable for client's 4,200 square foot prototype along with visibility, access, parking and drive-up criteria. Team members are in charge of securing a negotiated Letter of Intent, prepare detailed tour books and other internal documentation necessary for the client to obtain final funding approval for each site pursued. Steve has helped open 23 branches between 2009 to 2012.

WAMU was a fast growing full service retail bank that was known for their very profitable banking operation. Unfortunately, WAMU became heavily involved in the home loan sectors that eventually lead to the collapse of many banks, including one the size of WAMU. WAMU’s strategy at the time was to open 5,000 square foot branches and with ATM drive-up’s.
