Professional Experience

Pat Horan joined CBRE in 1984 after spending 15 years at IBM where he worked as a marketing representative and marketing manager. For the last 27 years, he has specialized in all facets of the office market. This includes landlord representation, tenant representation, and investments.

His investment experience includes both building sales and land sales. He has sold 44 office buildings totaling approximately 1,800,000 square feet. He has been involved in over 900 lease transactions representing a total consideration in excess of $500 million. He has worked extensively with some of the most prestigious landlords in Phoenix, including the Hartford Insurance Company, Arizona Public Service, T. Rowe Price, the Deutsche Asset and Wealth Management Fund, Principal Mutual Insurance, Citicorp and Gainey Ranch Partners.

  • Exclusively represented Arthur Andersen, Andersen Consulting, LeapSource, and Trendwest Inc., resulting in lease transactions totaling over 276,000 square feet
  • Leased continuously for 12 years, the Hartford Corporate Center, which is an approximately 432,000 square foot office project
  • Leased continuously for 9 years, Royal Biltmore Office Park on behalf of T. Rowe Price
  • Leased continuously for 5 years, the Deutsche Asset and Wealth Management buildings until they were sold to VenWest, and continued to lease them on behalf of VenWest for an additional 5 years until they were sold
  • Negotiated and worked within a three-year alliance agreement between CBRE and Arizona Public Service representing all real estate transactions on behalf ofArizonan Public Service. This assignment included leasing approximately 102,000 square feet of office space, the sale of an approximately 261,000 square foot office building, and the sale of 11 parcels of land
  • Was involved in one of the largest office building sale transactions in metropolitan Phoenix, represented by the Hartford Corporate Center for $34,352,000
  • Negotiated one of the largest lease transactions in metropolitan Phoenix involving American Express for a total of approximately 196,000 square feet
