Nicholas H. Emerson is a Vice President with over ten years of real estate appraisal and consulting experience. Mr. Emerson is in the Valuation & Advisory Services Group’s Houston office in the South Central Region. His primary geographical location is Texas, Arkansas, Louisiana, Oklahoma and Missouri.
Mr. Emerson is a Designated Member of the Appraisal Institute and is a previous board member of the Young Appraisal Professionals group of the Houston Chapter of the Appraisal Institute.
Mr. Emerson has experience providing real property consultations, appraisal reviews, market studies, rent analyses, feasibility studies and litigation support. His experience encompasses a wide variety of property types including vacant land, neighborhood and community shopping centers, institutional grade single-tenant retail properties, multi-tenant industrial properties including business centers, light and heavy manufacturing facilities, cold-storage facilities, low-rise office buildings, service stations, convenience stores, RV parks, mobile-home communities, self storage facilities, hotel resorts, mixed-use developments, automotive dealership and service facilities, ranch properties, agricultural properties, saltwater disposal facilities, race tracks/drag strips, dredge spoil sites, and pipeline corridors.
Prior to joining CBRE in 2011, Mr. Emerson was an Associate Appraiser at Deal, Sikes & Associates in Houston, Texas and primarily focused on litigation support for right-of-way acquisitions.

- Provided counseling and negotiation services for Upper Kirby Redevelopment Authority’s (UKRA) acquisitions of easements and fee simple title in real property for the construction and aesthetic enhancement of Kirby Drive in Houston, Texas.
- Provided counseling services to the Port of Houston Authority (POHA) in completing an overview of the POHA’s policies and procedures relating to leasing POHA-owned property, lease rate determinations, and buy/sell options. These counseling services included an evaluation of existing processes and culminated in presenting recommendations to the POHA Upper Management and Board of Commissioners.
- Provided counseling and negotiation services to the City of Houston and Lakewood Church in Lakewood’s purchase of the Lakewood International Center (former Compaq Center) from the City of Houston. These counseling services culminated in a presentation of the appraisal report and appraisal methodology to Lakewood Church and City of Houston legal and financial representatives.
