Professional Experience

Kevin Malinowski directs a team of 38 professionals to manage all real estate operations for FirstMerit Bank (400 locations, 3.6M SF, five states, and the HQ in Akron, Ohio).  Contributions include strategic planning/consulting, facilities management (including a mobile maintenance technician fleet), portfolio management and rent payment, mailroom operations, transaction management, and variable project management. 

Mr. Malinowski has over 28 years of experience working with senior executives, cross-functional teams, and stakeholders from a diverse range of business segments and markets.  With attention to detail, he combines creative business and operational experience to help clients look at every angle to ensure they are making good decisions based on intelligent information and then work to deliver high-quality outcomes.

Prior to joining CBRE, Mr. Malinowski worked for The Goodyear Tire and Rubber Company and Royal Dutch Shell performing leading roles in management, strategic business planning/reengineering, process flow analysis, Kaizen, M&A, engineering, as well as construction and project management.

  • Build/Integrate Departments: Helped companies with informal and/or decentralized real estate operations build a centralized real estate department aligned with corporate goals and resources, as well as proper policies and procedures.  As part of FirstMerit’s 90-day transition, CBRE integrated two decentralized real estate operating models (FirstMerit and Citizens) into one centralized model which included best practices from both as well as from CBRE.
  • Corporate Strategies: Investigated, developed, and implemented corporate real estate strategies to reflect organization’s culture and work processes.  Hospice of the Western Reserve experienced exponential growth, helped redefine their corporate workplace strategy to better support and enhance their business operations and employee satisfaction.
  • Strategic Consulting:  Worked with the Cleveland Clinic’s IT department and senior stakeholders to develop a strategic plan to consolidate and integrate multiple data centers into a centralized location.  This included developing an analytic server forecasting model to allow the IT department to run multiple consolidation and growth scenarios to build consensus on the final strategy as well as determine the necessary infrastructure for the new data center.  Presented IT Strategy to CEO and Board.
  • Baseline Studies: Completed facility condition/operating cost baseline studies to build better awareness and strategies for PolyOne, Myers Industries, and FirstMerit.
  • Cost-of-doing-Business: Completed multiple national site selection projects which included total cost-of-doing business analysis (costs for real estate, utilities, labor, competitor analysis, incentives, logistics, etc.).
