Art Valdez is an Associate Project Manager for CBRE’s Southern California Edison account within the Global Workplace Solutions work group. Art brings over 30 years of diversified knowledge in the Project and Facilities Management arena, including experience in contract and program management, project management and coordination, space planning, and data analysis. Art holds a BS from the University of Phoenix and a certificate in Project Management from the University of California at Irvine.
Before joining CBRE, Art served the role of Space Planning Manager for Southern California Edison’s Corporate Real Estate Construction, Planning, & Design department. Art delivered project management leadership for tenant improvement projects, including effective communication, project oversight, validation, approvals of rough order of magnitude estimates, scope-of-work assurance, adherence to project schedules, quality control review, invoice approvals, contract compliance, observance to safety rules and regulations, and close out. Other PM-related duties involved weekly status meetings with stakeholders and internal/external contractor workforce. Additionally, Art provided front line client support by fostering ongoing business relationships utilizing effective and open communication with executive and management levels.
Art also holds experience as a Facility Manager for critical facilities, administering primary contract and vendor maintenance support at SCE’s switching centers and substations within the metro and outlining regions. He successfully performed lead contract and project management oversight by coordinating contractors, vendors, and in-house personnel who perform daily repairs or service of hot/cold calls, janitorial services, plumbing, electrical and mechanical, furniture reconfigurations, employee relocations, and related estimate and invoicing approvals. Additional responsibilities included the support and maintaining of all facilities asset management entities, including building structures, roofs, HVAC, electrical, plumbing, lighting, fuel tanks and dispensers, back-up generators, landscaping, weed abatement, gates and fences, elevators, and fire life safety issues.
Prior to Art’s responsibilities as a Space Planning Manager and Facility Manager, he served the role as Business Analyst for the Strategic Facilities Planning team, maintaining the SCE non-electric facilities space utilization database. During this time, Art produced annual space utilization reports in support of General Rate Case testimonies, California Public Utilities Commission inquires, and Edison International audits. He was also a team leader supporting the implementation and maintenance of the organization’s space utilization database.
