    CBRE Hotels | Finance Arranges Financing for Pinnacle Hotels USACBRE Hotels|Finance acted as the exclusive financial advisor to Pinnacle Hotels USA (“Pinnacle”) in arranging financing for the Courtyard by Marriott Solana Beach / Del Mar Hotel and the Days Inn Encinitas Legoland. The two loans were secured from one of the largest money center banks in the U.S. The loans featured partial recourse with burn-off provisions and were structured as floating rate loans over 1-mo LIBOR with initial rates below 3.0% and leverage up to 70% loan-to-value. CBRE Hotels|Finance assisted in the structuring of interest rate derivatives for Pinnacle to mitigate rate exposure over the term of the loan. The initial terms of the loans are seven and five years respectively.

    La Terraza Corporate Plaza 96 Percent LeasedCBRE and Cypress Office Properties announced that new leases  signed over the last 12 months totaling 45,803 square feet have taken La Terraza Corporate  Plaza to 96 percent leased. Located at 500 La Terraza Blvd. in Escondido, Cypress Office  Properties principals Ron Lack and Mark Wayne acquired the three-story, 78,477-square-foot  Class A property from a lender in October 2011 when the building was 38 percent leased.
