Those factors explain why a Canadian investor paid $8.16 million for the 2.1-acre parcel where a new CVS opened last year in the Bethlehem hamlet of Glenmont. The 2.1-acre lot where this CVS in Bethlehem sold for $8.16 million. Beach Street Enterprises of Montreal bought the property at 416 Route 9W from an investment group in California. The deal closed in March. It’s the second-highest price paid for commercial real estate in the region so far this year, according to a state database of property transactions. CVS, the second-largest pharmacy chain in the U.S., built the store and then sold it as part of a large package of stores, said John MacAffer, associate broker at CBRE-Albany, who represented Beach Street Enterprises.
